One of our customers who we did a project for last summer, asked us to come back and do an interior home painting project for an Oceanside home they bought as a rental property.
It was 100-year-old summer only cottage that needed a lot of work including some light carpentry and installation of a new kitchen and bathroom floor.
We also needed a way to improve the stained and outdated cabinets without replacing them to keep within the budget.
Strategy and design
They wanted to keep things fairly basic for tenants but have a little bit of fun, so we went with the following color scheme.
- Linen white for the walls
- Bone white for the cabinets
- Designer white for the trim
The new countertop was a fairly neutral color so we wanted to have a good blend with the walls and floor.
- We Chose TrafficMASTER Allure 6 in. x 36 in. Khaki Oak Luxury Vinyl Plank Flooring for the kitchen and bathroom.
First we needed to finish the ceilings in the bedrooms so we installed a nice wood ceiling.
Then we did a lot of caulking and pulling of old nails to make the walls smoother since much of them had old wooden panels instead of sheet rock.
Then we applied solid coat of primer and two coats at minimum to every surface.
For the cabinets, we used Benjamin Moore Advance paint which is a fantastic hi enamel paint that gives a more solid look to old cabinets. We used semi gloss to give it a little more durability for the tenants.
The results speak for themselves. If you look at the before and after pictures, it looks like a totally different property.
When people walk into the property that had been in it before they can’t believe it’s the same place!
